FREE Annual Property Maintenance Report
What is “property management”?
Have you ever stopped to think what “property management” really means?
At a day-to-day level, it’s about managing tenants, and making sure the rent is paid on time.
But property management is more than that, too
Property management is about looking after your valuable asset: your property.
It’s about making sure your asset not only yields the best returns today, but also in the future. And that means keeping your property in tip-top condition.
Small repair jobs overlooked today could mean a massive maintenance bill in the future
Something small and inconsequential today, like a damaged flashing, or a pipe that’s dripping underneath the house, is relatively cheap to fix. But if you put off these maintenance jobs for a year (or several years), you could have quite a major building job on your hands.
The problem is that we don’t know which warning signs to look for
Knowing which danger signs to look for early on is paramount to fixing small issues before they become big, expensive issues.
Introducing the FREE Annual Property Maintenance Report
The Annual Property Maintenance Report is all about helping you identify the small, niggly things that are inexpensive to repair now.
Best of all, this report is FREE as part of my service to you. (And at the time of creating this report, Bridgman Property Management is the only property management company in New Zealand that offers this reporting at no additional cost.)
As a customer of Bridgman Property Management, you will receive a FREE Annual Property Maintenance Report for every property we manage for you, every year.
Who compiles the Annual Property Maintenance Report?
The Property Maintenance Report is written by Ian Wallace; a highly experienced and qualified building inspector.
As well as hands-on construction experience, Ian also worked as a Senior Building Inspector for an Auckland Council and spent 22 years in various management positions in the Regulatory (building/construction) arm.
Ian Wallace founded Astute Building Assessments Limited in 2000.
What is in the Property Maintenance Report?
The Report contains the building inspector’s findings and verdict on the interior and exterior of your property, based on a thorough visual inspection.
The rental property condition report covers:
- Sub-floor (where accessible)
- Exterior cladding/walls
- Roof space (where accessible)
- Plumbing and drainage
- Ancillary buildings, such as decks, carports, garages and balconies.
A key part of the Report is the summary of repairs that are required. The recommendations for repairs are conveniently split into Urgent, Near Future, and Future, allowing you to budget for any maintenance work.
Written recommendations plus photographs
The report contains both a written evaluation of the interior and exterior of your property, as well as photographs of any issues that were discovered by the building inspector.
