Who compiles the Annual Property Maintenance Report?

The Property Maintenance Report is written by Ian Wallace; a highly experienced and qualified building inspector.

As well as hands-on construction experience, Ian also worked as a Senior Building Inspector for an Auckland Council and spent 22 years in various management positions in the Regulatory (building/construction) arm.

Ian Wallace founded Astute Building Assessments Limited in 2000.

What is in the Property Maintenance Report?

The Report contains the building inspector’s findings and verdict on the interior and exterior of your property, based on a thorough visual inspection.

The rental property condition report covers:

  • Foundations
  • Sub-floor (where accessible)
  • Exterior cladding/walls
  • Joinery
  • Roof
  • Roof space (where accessible)
  • Plumbing and drainage
  • Ancillary buildings, such as decks, carports, garages and balconies.

Maintenance recommendations

A key part of the Report is the summary of repairs that are required. The recommendations for repairs are conveniently split into Urgent, Near Future, and Future, allowing you to budget for any maintenance work.

Written recommendations plus photographs

The report contains both a written evaluation of the interior and exterior of your property, as well as photographs of any issues that were discovered by the building inspector.
